    Short-term rental hosts and guests

    1. Host Responsibilities

    • Host confirms they own the property or have written permission to list it
    • Host agrees to comply with local zoning, licensing, and short-term rental laws
    • Host maintains appropriate insurance coverage
    • Host acknowledges BuildSmarts is a platform, not a property manager
    • Host agrees to photo verification for listings
    • Host agrees to AI monitoring for discriminatory language

    2. Guest Responsibilities

    • Guest acknowledges host is an independent contractor
    • Guest releases BuildSmarts from liability for property damage or injury
    • Guest agrees to follow house rules
    • Guest understands BuildSmarts does not guarantee listing accuracy

    3. Fees

    • Listing fee: $9.99/month
    • Transaction fee: built into booking price
