How Our Real Contractor Pricing Works
Every estimate on BuildSmarts is backed by verified data sources, regional calibration, and contractor validation — not guesswork.
Multi-Source Data Aggregation
We aggregate pricing from supplier catalogs (Home Depot, Lowe's, local distributors), government permit databases, and real contractor invoices across every US state and Canadian province.
Hyper-Local Pricing
Costs vary dramatically by region. Our engine accounts for local labor rates, municipal permit fees, and regional material availability — down to the city level.
Quarterly Refresh Cycle
Material prices and labor rates are refreshed quarterly using BLS (Bureau of Labor Statistics), StatsCan, and RS Means benchmarks to keep estimates within 5% of market.
Contractor-Verified Pricing
Project pricing can be reviewed against available regional inputs, historical records, and trade-specific checks. Outliers are flagged for review.
CSI MasterFormat Alignment
Line items follow CSI Division standards (Divisions 01–49), ensuring estimates are compatible with BIM workflows, project management tools, and commercial bidding processes.
Compliance & Code Awareness
Estimates include code-required items (fire stopping, seismic bracing, accessibility) based on jurisdiction — Ontario Building Code, IBC, and provincial/state amendments.
Methodology & Standards
BuildSmarts uses a weighted-average pricing model that blends supplier list prices, contractor-reported actuals, and published cost indices (RS Means, BLS Producer Price Index, StatsCan Building Construction Price Index). Each estimate applies regional multipliers derived from over 12,000 completed project data points.
For commercial projects, our takeoff engine aligns with CSI MasterFormat divisions and supports integration with BIM (Building Information Modeling) workflows via standardized CSV and PDF exports. This ensures compatibility with Procore, PlanGrid, and other Project Lifecycle Management (PLM) tools used by general contractors.
Legal compliance data — including Ontario Construction Act lien deadlines, OSHA requirements, and provincial/state permit fee schedules — is maintained by our in-house compliance team and updated within 30 days of any regulatory change.
